Do not pass Go

Well we’ve had our Monopoly moment of ‘Do not pass Go, do not collect $200’ and it has sent us all the way back to Drafting.

Once our land was registered and surveyed at the beginning of October our plans were updated. This highlighted the fact our land sloped more than we realised which meant additional costs to cope with it.

Our choices were a drop edged beam or a split level house. We’ve gone for the more expensive option of the split level which we feel gives us the best solution inside with raised ceilings and the best outside with a more useable garden.

So we were almost at CDC but now we’re back to Drafting to redraw the plans 😦

We have also taken the opportunity to take some of the icing off the cake to help offset the additional costs. So goodbye designer staircase, Home Theatre exterior sliding doors and fancy windows … It will still be lovely the only downside is being sent back to the Estimating department 😦 However our new plans should be ready by the end of this week.

Meanwhile we have been back looking at our electrical plans since we need to make changes due to the split level design. This Clipsal appointment will invoke a $250 fee for any changes to the agreed plan after it has been signed off. We were seriously tight on time in our initial Clipsal meeting so this will be a good opportunity to really ensure that we have covered everything and got it right.

The key area we need to redo centres on media distribution in the house. Hubby spent the weekend researching what we would need which is easier said than done. He didn’t quite give me a power point presentation but I do have a nice diagram and new vocabulary. It’s not quite enough to say you want NBN and Foxtel at your Clipsal meeting you need to be able to make it all mesh as well.

So now I have all the terminology buzzing round my head: Cat6 cabling, data points, 8 port switch, patch panel, Starserve enclosure, twin co-ax …

The only thing I’m sure of is our garage wall is going to resemble the flight deck of the USS Enterprise by the time it is all hooked up! 🙂

I shall post his excellent plan once we have had our Clipsal appointment in case it needs a little tweaking.

Hopefully my next post will be our updated CDC plans …..

  1. Sorry to hear the slight hiccup with the plans but I’m partial to split level designs so I think the raised ceiling will add an extra je ne sais quoi to your home. Hope this doesn’t delay you too long 😄

      We’re disappointed in the delay as we had hoped for a slab before Xmas but we do like the split design – especially the 3 metre ceilings. We just want out of Admin!!

  2. Your split level plan with raised ceilings will make your place look like a special “designer home” with or without your “icing” items.

  3. Find it strange that you have got this far before anyone realised there was such a slope in the plot, but having never built a house, what do I know? Anyway hope it doesn’t delay your moving in too much. Wx

      Part of the problem is we had to wait until the land was registered before having it surveyed which is why it was so late in the process.
      Plus when we saw the land initially it was wooded so very difficult to tell. I’ll try and post some before and after photos on the blog.
      We knew there was a slight slope but I think it was exacerbated when they cut the road through and dumped the excess soil.
      However hopefully it is all resolved now and we will start moving forward again 🙂
